Rental Agreement Renewals:
Rental Agreements shall be renewed by the Tenant on April 1st of every year, regardless of when the Tenant began occupying the Rental Unit. Those who do not comply are subject to automatic forfeiture of NFN Distribution Checks / NFN Social Assistance..?

Maintenance:
Tenants are responsible for general maintenance, cleaning, repairs, and replacements. A schedule of specific tenant maintenance responsibilities is included in the Rental Agreement.

As long as the Tenant pays the rent, as required by the Rental Agreement, the Nanoose First Nation, through the Housing Department, is responsible for major repairs and replacements arising from normal wear and tear, and preventative maintenance necessary to ensure compliance with health and safety standards and/or to extend the useful life of the Rental Unit. Nanoose First Nation is a proud to be a member nation of the Naut’sa mawt Tribal Council, who provide advisory resources and guidelines for member Nations such as the Housing Toolkit 2.0, as found below.

On-Reserve Renovations Through CMHC:
The Canada Mortgage and Housing Corporation offers a chance for those on reserve to receive funding for renovations to help with emergency repairs, home adaptations for seniors, and major repairs for improving health and safety.

Additionally CMHC works with those fleeing domestic violence by providing funding to build and repair shelters and housing through their Shelter Enhancement Program(SEP).

On-Reserve Non Profit Housing (Section 95) - CMHC:
CMHC also provides funding for non-profit rental housing projects in Indigenous communities. Specifically, funding to build affordable rental housing on-reserve.

Pets:
Shall only be allowed in single family rentals upon approval by the Housing Department and under the conditions that Housing may impose.

Tenants living in Section 95 Social Housing and Band Rental Units may own no more than two pets of those specified in the NFN Housing Policy. The Tenant is responsible for ensuring that when the pet is outside the unit, the pet shall not disturb the peace, which includes but is not limited to, excessive barking.

Renters Raffle - Monthly Draw
All Tenants living in Band owned rental units and Section 95 housing who have payed their rent on time this month will be entered into a monthly draw for a chance to win $50, with the winner being announced on the 16th of every month.

Every month of paying rent on time also counts for one entry into the end of the year draw for $1,000 towards new appliances (12 months of rent paid on-time = 12 entries into the year-end grand prize draw).

Smoke Detectors:
Tenants must not remove or disconnect smoke alarms at any time. Be sure to check smoke detectors regularly, and if necessary, replace smoke detector batteries on a monthly basis. Notify the Housing Department immediately if a smoke detector is not working properly and/or seems to need repair or replacement.
